What is Livin+?
Livin+ is a smart villa and hotel system. It combines villa control on a tablet (lights, AC, curtains, audio and one-touch Moments), a TV that welcomes each guest by name, an AI concierge, a guest app for services, a team console for every villa and, with the Partner add-on, offers and rides from your own partners. It is installed and cared for by the Livin+ team.
How much does Livin+ cost?
Livin+ Home starts from Rp 1.5M a month for one private villa or home; the final price depends on how much is installed and is quoted after the free survey. Livin+ Stay is Rp 2.99M a month for 3 villas; each extra villa costs one third, and larger portfolios get tier discounts. Hotels run on Livin+ Stay: Rp 3M a month per property plus Rp 250K per room. Livin+ Stay has two optional add-ons, each a flat monthly price per account: the Partner add-on (your own merchants and drivers) at Rp 1M and the HRM add-on (your villa team) at Rp 1.5M. Activation is Rp 1.5M per villa, free on a 2-year plan. Prices exclude VAT; devices are sold outright and quoted after a free survey.
What is the difference between Livin+ Home and Livin+ Stay?
Livin+ Home is for one private villa or home; Livin+ Stay is for rental villas and hotels. Livin+ Home runs the villa: tablet control, Moments, stay keys that lock at check-out, and monitoring and care. Livin+ Stay adds the guest experience: the TV welcome, the guest app, the AI concierge, services and payments, and the team console. With the Partner add-on, your own merchants and drivers offer vouchers and rides to your guests; you choose your partners and agree the terms with them.
Do guests need to download an app or create an account?
No. The villa tablet and TV work on their own. The guest app is optional and opens with a stay key or one QR scan, with no account.
What happens if the internet goes down?
Home Assistant runs inside the villa, so switches, lights, AC and automations keep working. Livin+ reconnects on its own.
Which AI and maps does Livin+ use, and who pays for them?
Third-party services run on your own accounts and API keys (bring your own key). The AI model, maps, online payment fees and messaging are billed to you directly by each provider and are not part of Livin+ prices. The Livin+ team sets up the keys during activation.
Does Livin+ work with an existing smart home?
Yes. A Home Assistant setup is checked first and then taken over for care; other smart-home systems are surveyed to see what can stay.
